Leetsdale Storage Denver
The constrained location for the Leetsdale Storage Facility posed numerous design challenges. To accommodate the triangular, sloping site, a stepped building with a walk-out basement was developed, resulting in additional amenities for the client. These, along with the use of brick, stucco, and windows with canopies contributed to a successful design which satisfied a very vocal and involved neighborhood association. Due to the high land costs of this urban site, a multi-story building was required to make economic sense. A pair of freight elevators connects the four floors to the loading dock. Direct access storage units are also available at the walk-out level.
The building is designed to have a walk-out basement and 3 levels above. The total square footage is roughly 90,000 sf with more than 700 storage units. Due to the design criteria imposed by the City of Broomfield, the building has been designed to appear more like an office building than a storage facility. The building materials include masonry and stucco and the colors meet the City guidelines and are primarily muted earth tones.
