The property required re-zoning through Jefferson County while the cities of Broomfield and Westminster participated in the review process. Utilities are administered by the City of Broomfield, and due to its proximity to the site, the City of Westminster provided input during the re-zoning process. The building is designed to have a walk-out basement with 3 levels above, with a total square footage of roughly 90,000 sf, including more than 700 storage units. Due to the design criteria imposed by the City of Broomfield, the building is designed to appear more like an office building than a storage facility. The building materials include masonry and stucco while meeting the City guidelines of primarily muted earth tones.
